A prominent Kampala law firm, Muwema & Co. Advocates, has been evicted from its offices in Kololo after reportedly failing to clear rent arrears amounting to USD 372,300 (approximately UGX 1.34 billion) owed to their landlord, Downtown Investments Ltd.
The eviction was executed on Friday morning when enforcement officers, acting on instructions from the landlord, moved to repossess the premises located in the upscale Kololo suburb in Kampala.
According to sources familiar with the matter, officials from Downtown Investments Ltd arrived at the premises accompanied by court bailiffs and security personnel to supervise the eviction exercise after the law firm allegedly failed to settle the accumulated rent despite several reminders and negotiations.
During the operation, property belonging to the law firm, including office furniture, files, and other equipment, was reportedly removed from the building as the landlord took possession of the premises.
Sources indicate that the rent arrears had accumulated over a prolonged period, prompting the landlord to seek legal intervention to recover the outstanding amount and regain control of the property.
Kololo is one of Kampala’s most prestigious business and residential areas, hosting diplomatic missions, corporate offices, and high-end commercial establishments. The eviction of such a well-known legal practice from the area has therefore attracted significant attention within the city’s legal and business community.
By press time, officials from Muwema & Co. Advocates had not issued an official statement regarding the eviction or the allegations surrounding the rent arrears.
The development comes at a time when commercial landlords in Kampala are increasingly taking firm action against tenants who default on rental payments amid rising operational costs and economic pressures.
It remains unclear whether the law firm intends to challenge the eviction in court or relocate its offices to a new location.
